The Owner Neglect Score: How to Spot Tired Sellers Before Competitors

How DealRaw's 0–100 owner neglect score works, what signals it captures, and how to use it to prioritize off-market outreach.

Every acquisition database gives you a phone number. Almost none tell you whether the owner is ready to talk. The owner neglect score is DealRaw's answer to the hardest question in off-market sourcing: who should I call first?

What the score measures

The score (0–100) aggregates publicly observable signals that correlate with owner fatigue, operational decline, or reduced investment in the business. It's not a mind-reading tool — it's a prioritization filter for your outreach queue.

  • No website or broken/outdated web presence (+high weight).
  • Stale Google Business Profile — hours, photos, posts not updated in 12+ months.
  • Review velocity decline — fewer new reviews vs. historical average.
  • Low rating relative to local competitors despite long tenure.
  • Missing or inconsistent social presence for a business type that typically has one.

How to use it in practice

  1. Sort your target list by neglect score descending within your metro.
  2. Tier 1 (score 70+): direct mail + phone within 48 hours of list build.
  3. Tier 2 (score 40–69): email sequence over 3 weeks.
  4. Tier 3 (score under 40): monitor quarterly — these owners are still investing.

Score ≠ motivation

A high neglect score means the owner has deprioritized digital presence. That often correlates with retirement readiness — but not always. Some profitable operators simply don't care about Google. Your first conversation confirms intent.

Filter by neglect score in the dashboard

Browse operators ranked 0–100. Combine with 'no website' filter for maximum off-market signal density.

Combining signals for higher conversion

The highest-converting profile in our user data: neglect score 65+, no website, 4.0+ Google rating with 50+ reviews, business age 15+ years (inferred from review history and domain data). That operator is likely profitable, established, and not investing in growth — the classic succession candidate.
