Evaluation checklist
- Lease remaining term: under 5 years is a renegotiation risk, not a dealbreaker if rent is below market.
- Machine age and manufacturer — Dexter/Continental vs. unknown imports affects capex planning.
- Utility costs as % of revenue: should be 15–22%. Higher suggests inefficient equipment or water leaks.
- Wash-and-fold revenue mix: higher margin, stickier customers, worth premium multiple.
- Coin vs. card: card systems increase revenue 10–15% but require upfront investment.

Never buy a laundromat business without understanding the lease assignment clause. Some landlords use change-of-ownership to reset rent to market — turning a 6-cap into a 3-cap overnight.
