Boring businesses — HVAC, plumbing, pest control, commercial cleaning — are the sweet spot for first-time acquirers. They're profitable, locally defensible, and most owners have never spoken to a buyer. The opportunity isn't on BizBuySell. It's on Google Maps.
Why brokers aren't your first move
Business brokers earn 8–12% of sale price. On a $800K acquisition, that's $64K–$96K walking out the door. For a solo buyer, that fee often equals your entire working capital buffer post-close.

The 5-stage solo buyer workflow
1. Pick one trade and one geography
HVAC in Phoenix. Plumbing in Dallas. Landscaping in Atlanta. Constraints force focus. You learn the trade vocabulary, the licensing rules, the typical SDE multiples, and the owner profile faster than any spreadsheet will teach you.
2. Build a proprietary target list
Your list needs: business name, phone, email (when public), Google rating, review count, website status, and ideally an owner neglect signal. A business with 4.2 stars, 80 reviews, and no website in a growing suburb is a better lead than a polished franchise with a marketing team.

3. Outreach that doesn't feel like spam
Cold email to 'info@' addresses fails. What works: a personalized letter to the business address, a follow-up call referencing something specific ('I noticed you've been serving North Scottsdale since 2008'), and patience. Most owners need 3–5 touches over 60 days before they'll take a meeting.
4. Qualify before you fall in love
- Trailing 12-month SDE above $150K (below that, you're buying a job, not a business).
- Owner willing to stay 6–12 months for transition.
- Customer concentration under 20% from any single account.
- Clean books — or at least explainable ones.
5. Structure the deal to protect yourself
SBA 7(a) loans cover up to $5M for qualifying acquisitions. Seller financing (10–20% of purchase price as a note) aligns incentives and reduces cash at close. Always get a quality of earnings review before signing — even on 'simple' service businesses.
Common first-timer mistake
Buying based on revenue instead of SDE. A $1.2M revenue plumbing company with $80K SDE because the owner pays himself $200K through distributions is not a $1.2M business. Normalize owner compensation before you model anything.
What 'ready' looks like before you start
You don't need an MBA. You need: 12 months of living expenses saved beyond your down payment, a lawyer who has done asset purchases (not just real estate), an accountant comfortable with SDE add-backs, and 10 hours a week minimum for sourcing and outreach for 6+ months.
